Building the Master Bathroom You’ve Always Wanted

Denver Bathroom Remodel

When remodeling your master bathroom, it is important not only to fashion the oasis you’ve always wanted but create something that will increase your resale value to your home as well. There are many ways to create plush master bathroom designs by incorporating upgraded features while increasing the functionality and flow to your master bathroom.

Every Dream Begins with a Plan. Life experience and personal needs will determine your dreams for your ideal master bathroom. Spend time looking at master bathroom suites at open houses as well as learning of all the newest features and options at home shows, websites, television shows and expert design centers in your area. With this research, your dream will evolve into the perfect plan for your master bath.

Design the Layout and Flow. If your master bathroom doesn’t flow well or have enough room, a designer can help to re-create the flow and space of the bathroom. Once you determine your budget and upgraded features that are “must haves,” decide if all those elements will work in the master bathroom area or if the layout needs to be rearranged.

Denver Bathroom Remodel

Benefits of a Two-sided Couple Bathroom. If you keep bumping into each other in your current bathroom, consider redesigning the area so that the shower unit is on one side of the bathroom with the tub on the other side. Also, split the double sinks to sit on both sides but at different ends of the room. This design can open up the space to give the illusion of more space and splitting the flow of traffic.

Specialized Equipment for your Master Bath. If you have special needs or wants, now is the time to add these into your dream bathroom. Features such as a walk-in hydrotherapy tub can help with chronic back pain or prevent falls from slipping as you get older. For a truly impressive remodel, and if you soak often, consider a floor level sunken tub that you can walk directly into. If you currently step into your tub to take a shower, consider separating the two or cutting out the tub all together and designing a large walk-in steam shower with multiple shower heads and a custom seating area.

Denver Bathroom Remodel

Don’t Skimp on the Closet Design. Most master bathrooms incorporate the closet. Although yours may currently have his-and-her walk closets, it may be nice to include a dressing area with a place to sit while putting on shoes and additional storage such as built in drawers, organizers, and even a safe to store your personal items such as jewelry and valuables.

Convert your garage into living space

Converting your garage into living quarters can be a smart way to stretch your renovation budget.

There are many people out there looking to make more living space in their home. If you have a garage, this could be one of the easiest ways to add on to your home without expensive construction.  This can give you the space you need to add a bedroom, living room or den, or even a game room or family room.

Denver Remodeling Contractor

The garage is often the most underused or misused area of a home. But if you need more space for a home office, family room, extra bedroom or dedicated hobby room, converting a garage into living space can be an excellent alternative to adding onto your home or moving to a bigger home. Keep these points in mind as you decide if a garage conversion is right for you:

Conversions make cents
The cost of converting your garage from storage and parking space into living quarters can be less than the cost of a standard addition.

  • Depending on the condition of your garage and local building requirements, you can potentially avoid expensive excavation work, which would be required if you were adding onto your home.
  • The money you save by having the shell already in place can mean you’ll have more left over to spend on interior finishes and extras.
  • Garage conversions aren’t as disruptive or messy as additions, which usually affect a portion of the existing living quarters of the house.
  • Many garages already have existing plumbing and electricity that may only need upgrading, which isn’t as expensive as installing from scratch.
  • A garage conversion can make your existing home the house of your dreams and help you avoid the expense and stressful upheaval of buying and moving to a new house.

Planning by the book
Before you progress too far in planning a conversion, make sure your ideas comply with local zoning regulations and state building codes. Contact 4YourHomeServices for advice on the project.  Here are just a few factors that you may have to address:

  • You may have to provide alternative on-site parking when eliminating a parking space. Many municipalities don’t want additional street parking, which increases congestion on roads. Also make sure that a garage conversion won’t drastically drop the resale value of your home; in some areas garages are a must for homebuyers.
  • Your new living space cannot interfere with the privacy of neighbors in adjoining properties.
  • The exterior design elements of the new space may need to be in keeping with your house and neighborhood.
  • If the new space is a dedicated home-based business, there may be tax implications since residential and business property tax rates are different.
  • All building code criteria must be met, such as structural integrity, ventilation, stairs, plumbing and proper number and design of exits.

Denver Remodeling Contractor

Attached or Detached
Whether your garage is attached or detached will influence your design plans. Both styles have advantages and disadvantages. With an attached garage, you can open a direct passage from your home to the new space, eliminating the need for exiting one structure to get to another. An attached garage also increases the possible uses of the space; for instance, a detached garage wouldn’t be suitable as a playroom, family room or master bedroom. Alternately, a detached garage is ideal when greater separation is desired, as it might be for a home office, recording studio, guest suite or living quarters for college-age children.

Partial or Full
The size of garage (single- or multiple-car parking), your needs for living and storage space, and zoning regulations will influence whether you convert all or part of your garage. If you are converting the full garage, consider providing covered parking for your vehicle(s), such as a carport. With a double garage, you might want to convert only half of it, retaining a portion for parking or storage. Knowing your municipality’s requirements for parking and its regulations on additional structures (for example, is it permitted to add carports or storage sheds to properties?), as well as careful planning for your storage needs will determine whether a partial or full conversion is appropriate.

Kitchen Remodeling Features that Make Your Guests go “Wow!”

Denver Kitchen Remodeling

Have you ever dream of owning one of those kitchens that make others envious? Utilizing today’s kitchen remodeling experts and all the features available, it isn’t hard to achieve a kitchen remodel that will make your guests say, “Wow!”

Gone are the standard kitchen sink, appliances, and counters. Instead, there are great features available and many that can fit within any kitchen size with a smart layout and kitchen design. A few exclusive options include a pot filler, a kitchen island complete with countertop burners, a unique dishwasher drawer, a warming drawer, and a custom built in wine refrigerator that will add function and originality to your kitchen making it the favorite room in the house.

Pot Filler. Many cooks today find it hard in a conventional sink to fill large cooking and stock pots. A new addition to kitchen space is a pot filler which can be added wherever you can run a cold water line. The faucet is mounted high enough on the kitchen backsplash to provide a flow of water to even the largest stock pot. The faucet design itself can bring a great look to any kitchen and is sure to be noticed.

Denver Kitchen Remodeling

Island Cooktop. While this isn’t a brand new concept, done right, it can bring a great focal point to your kitchen that will be the envy of every serious cook. Built into a large island, it opens up the work space and leaves room for amenities below such as the wine refrigerator, warming drawer, or the dishwasher drawer, which are highlighted below.

Dishwasher Drawer. For smaller kitchens, this can be used in lieu of a full-size dishwasher. More often, it’s used in addition to a regular dishwasher and is a handy appliance that offers efficient cleaning to just a few dishes. It is often wooden-paneled to match your cabinets, giving it the look of a regular drawer than can pull out.

Denver Kitchen Remodeling

Warming Drawer. If you have a large family or like to entertain, a warming drawer adds a lot of functionality and can be added to your center island or right next to your ovens. Although it requires a reinforced cabinet, your remodeling contractor can ensure that it matches your cabinets. This extra touch adds sophistication and value to your kitchen.

Wine Refrigerator. A custom built-in wine refrigerator is a must for any wine lover. It saves space in your refrigerator and makes entertaining in the kitchen even more fun.

An experienced designer can ensure a kitchen remodel not only adds work space and flow to your kitchen but will also add some customized features that will add value to your home and leave your guests wanting to come back often.

Home Remodeling Budget Tips

Bathroom Remodeling Denver

The prospect of a home remodeling project is exciting for most home owners. Remodeling upgrades breathe new life into your home as well as improve the functionality and efficiency of your spaces. They can even save home owners money in the long run. It is not uncommon for cost to get out of control if the home owner isn’t mindful of their remodeling budget. Unexpected issues with materials or contractors might arise mid-project or you may decide to go for that last-minute upgrade to enhance the space. Keeping your budget on track is crucial if you are watching costs. These tips will help home owners devise a solid remodeling budget and help keep it under control.

Bathroom Remodeling Denver

Be realistic: Home owners often want the moon and the stars when they decide to remodel their home. No expense seems too much or fixture too extravagant. The first step in setting your budget is to be realistic. Most home owners can’t afford the gold-plated chandelier and likely neither can you. Take a look at your savings and be honest about what you can afford.

Do your research: You might be surprised as to what remodeling upgrades cost out there on the market if this is your first remodeling project. Don’t estimate the cost of materials when establishing your budget. The likelihood is that you will be way off, and your budget will be wrecked. Get on the Internet or drive to your local hardware store to learn about your options, including their cost. Price out your materials in order to secure the best deals.

Bathroom Remodeling Denver

Hire a professional: Weekend warriors tend to think they can do it all themselves; however, bigger projects can quickly get out of hand. Consider the scope of the project as well as the technicality of it before you decide to do it yourself. While a professional contractor will add to your overall budget, they will likely save you time and could save you money in the long run.

Give yourself some padding: Unless you are one of the lucky few, your remodeling budget will go over due to incidentals and the unexpected. It doesn’t mean you are a bad home owner. Things just happen! Prepare for this during your initial budget planning by adding a 10 percent cushion to your budget. This will protect you from being caught off guard by unexpected costs, and will keep your project moving forward.

Your remodeling budget can quickly get out of control if you haven’t set firm restrictions during the planning phase of your home remodeling project.

At 4YourHomeServices we can help design and create the perfect remodeling experience for you.

What to Expect During Your Kitchen Make-over

Kitchen Remodel

Are you dreaming about remodeling your kitchen into your “dream kitchen?” It isn’t as simple as hiring a contractor and getting your new kitchen in a weekend. Remodeling a kitchen is a huge undertaking that involve many details, decisions, and steps to creating the kitchen that you want. It helps to be aware of what to expect and prepare for the unexpected before starting such a large, exciting endeavor.

Setting a budget and accounting for additional expenses, expecting delays, and learning to overlook the mess are all tips to help prepare you for what to expect during your kitchen remodel.

Kitchen Remodel

Be Budget Wise. A good rule of thumb for budgeting a kitchen remodel is about 15 percent of your home’s current market value. However, it’s wise to expect additional expenses that aren’t included in your budget. Your chosen materials might be more expensive that first thought. Plan your budget on 80 percent of what you want your total budget to actually be. Labor and installation are two main cost categories, but don’t forget about those miscellaneous expenses such as changing your mind about paint color or dishes and towels to match your new updated kitchen. And, of course, include the cost of dining out since you will not be able to utilize your kitchen for awhile.

Expect Delays. Being prepared for unforeseen delays can help cope with the frustration you may encounter during your kitchen remodel. Sometimes, delays that are outside of the contractor’s control can come up whether it’s out of stock materials on backorder, faulty existing construction that now needs to be brought up to code, weather delays, or change in laborers could happen. Develop a good working relationship with your contractor and maintain constant communication.

Kitchen Remodel

Make Peace with the Mess. Once it gets to the stage of gutting your kitchen, which involves the demolition or deconstruction of all your old cabinets, countertops, appliances, flooring and lighting, it’s going to get messy – very messy. Be prepared to make peace with the fact that there will be dirt and dust everywhere even after the demolition process is finished. Expect the whole area to be dusty and messy for the majority of the construction. Make it clear to the contractor that you expect the jobsite will be cleaned up at the end of the remodel.

Get Trade Secrets by Hiring a Professional Designer

 Kitchen remodeling

A home remodeling project isn’t complete without adding the final design touches, including paint colors, window treatments, lighting fixtures, and home accessories to name a few. A homeowner taking on a home remodeling project has a lot to consider. Adding a touch of flare to the finished look of their remodel should not be one of them. A professional designer can bring a lot to the table and will allow the homeowner to sit back and let someone else handle all of the details. Here are some of the many benefits of hiring a professional designer to top off your home remodel with their expert design skills:

Extra eyes

An extra pair of eyes to keep track of the details: You have little time for anything else when you are in the midst of a home remodel. Between keeping your daily schedule on track and working with contractors to get the project finished, you are probably too overwhelmed to stress over choosing the right paint color to match the cabinet finish. A professional designer will allow you to rest assured that all of the details will be taken care of and that your home will be left looking modern and new again. Don’t think a designer will completely push you out of the design process or that you can’t be involved with these important decisions. You can be as hands on as you want when you hire a professional. You can discuss your role in the design process when you meet for your consultation.

Save money

A professional designer can save you money: A professional has been through the home remodeling process a hundred times or more. They know the tricks of the trade to cut corners and save you money while delivering an ideal space. Plus, they are often privy to industry discounts that can save you money on the latest paints, fabrics, and home furnishings to fill your home.

Save time

A professional can save you time: You are busy with your own career. There is little time to spare to go back and forth on designing decisions. Hire a professional that is experienced to ensure the project is done right the first time.

Bathroom Remodeling

A professional designer can be a real asset on a home remodeling project. They will work with the Denver area  homeowner to understand your style and needs and create a finished project that you will be proud to call home.

At 4YourHomeServices we can help design and create the perfect remodeling experience for you.  Contact us and we will put you in touch with a professional designer who will be happy to assist you with your upcoming remodeling project.

Home Remodeling Trends for 2012

The New Year is a time for resolutions. People resolve to save more money, lose weight, travel more; the list of resolutions is endless. Most resolutions fall flat by mid-year. Make a resolution that sticks in 2012 – commit to remodeling your home in 2012. Home remodel trends can breathe life into your outdated space. Here are some home remodeling trends that will take off in the New Year.

Kitchen Remodeling Contractor Denver

Create a chef’s dream kitchen: The kitchen is the heart of any home. It is where your family congregates for meals and where friends meet and mingle over cocktails. An outdated or inefficient kitchen will leave you avoiding the space and not using its full potential. A kitchen makeover will improve the functionality of your space and can save you money in the long run with energy savings. Modifying the kitchen layout, installing energy efficient appliances and fixtures, and adding better lighting are just a few ways to enhance your space.

Open up your floor plan: Older Denver-area homes often have boxed off rooms creating a lot of small spaces. Open up your floor plan by tearing down non-load bearing walls. This will create larger, more functional rooms for entertaining as well as day-to-day living.

Go green: The average homeowner cares about the environmental footprint they leave on a daily basis. Incorporate your sustainable practices into your home. Install energy efficient appliances and double-paned windows and use eco-friendly materials such as flooring, cabinets, and paint.

Create a spa retreat: Treat yourself to a spa day every day with a bathroom makeover. Soaker tubs and Jacuzzis provide you with needed relaxation. Installing soft lighting will enhance the mood, and new countertops will make you feel like you are living in luxury.

Focus on the floors: Remodel trends across the country are focusing on floors. Take out old carpet and replace with hardwood flooring or other bare flooring materials. This will improve the look of your home and help curb allergies as dander and dust often become trapped in carpet.

Expand outdoors: Take advantage of the outdoors in warm weather with the addition of a deck or patio to your home. These outdoor spaces are a great way to entertain guests and enjoy nature.

Updating your home by following remodel trends is a great way to improve the functionality and efficiency of your space. It also works to improve the market value of your home.

Confessions of a Home Remodeler

Ok maybe confessions isn’t the right word. Secrets? Not right either. Because if we here at Reither Construction share too many insider tips, then you wouldn’t need our awesome home remodeling services, right!? However, what we will share is some inside info on a recently completely bathroom remodel, what’s hot now in home remodeling and try to make it entertaining along the way. Ready?

The Customer’s Always Right, Right?

As always, we work hard to accommodate our home owners’ needs when remodeling. We aim to please! Our most recent gig, a bathroom remodel, was in a Parker CO home. The client wanted to update their master bath adjacent to the master bedroom. They wanted a more modern look and to increase the bath and shower space (John is that what they wanted?). Although in this case the client chose to temporarily vacate their bedroom, it wasn’t necessary. We can work around you. No need to sleep on the couch or bunk with your tween-ager! This client was also often home time while we worked. Not a  problem either. It’s their house after all! And sometimes kiddos are around while we’re working? That’s fine with us! The John Reither and his team members all have families, so the pitter patter of little feet doesn’t bother us in the least!

Many of our clients live in neighborhoods with strict covenant rules. We know some of those rules can be a bit intrusive, but then do you really want to look at your neighbor’s Grandpa Gump’s RV parked street side year round! Probably not! So for this project, like many, we made sure our tools and equipment were tucked out of site inside half of the garage, abiding by the rules and still allowing room for the client to park their car!

John’s team is happy to report the project went smoothly and without a hitch, resulting in a beautiful, stylish, modern bathroom for the happy clients! Here are somehandsome pics of the finished bathroom remodel!

Grandma Got Run Over by a Reindeer

We sure as well hope not, but that is a funny song! It’s mid-August now and the few short months of hot summer days will, sadly, soon come to and end! Many Denver-area schools districts have already opened their doors. (We know some of you stay-at-home-parents are kinda happy about that – c’mon be honest!) Before you know it the Aspen leaves will reveal their brilliant color in the High Country and the holidays will be here! Wouldn’t it be nice to spiff up the kitchen and impress your snooty Aunt Emma onTurkey Day or maybe remodel the basement to better accommodate the relatives when they visit for a Colorado Christmas?

What’s Hot?

We told you we would share a few ideas. We bet like many home owners you enjoy watching home remodeling shows or maybe the Food Network programs? We here at Reither Construction have a friend who could watch the Food Network programs for hours. She just can’t get enough of Paula Deen or Rachael Ray or Bobby Flay (who she thinks is a hottie ?or maybe just say cute?). Maybe you envision yourself as “The Next Food Network Star.” Wouldn’t it be fun to putz around in a gorgeous revamped kitchen and practice your show ideas for your demo tape?

Celebrity Chef Nigella Lawson says about her show “I know the crew so well, so I forget I’m being filmed. It’s like cooking with a friend in the kitchen – you’re talking, as you do, and maybe you’re telling her about this wonderful way to prepare lamb chops – it’s more natural, more honest.”

It’s also enjoyable to kick back and watch one of the many HGTV home shows for remodeling ideas. Or maybe you enjoy the watching the harried adventures of Jeffrey on “Flipping Out” on Bravo or the long-running “This Old House” series on PBS.

HGTV has many fabulous remodeling ideas on their web site. Check out HGTV’s Inspiration newsletter to see what colors are hot for fall and get some nifty tips and ideas. Also check out our web site and John’s Blogs for more cool ideas! We’re on top of things in the home remodeling world!

Phone John

Many of you have used our services (thank you!) in the past and know the outstanding quality of our work. So grab your phone and ring up John today at 303-912-2364 and chat with him about your remodeling ideas. Talk is FREE after all! Plus he might just give you a discount! You can also email John at reitherconstruction@mho.com. And when you’re at your next, and maybe last, summer BBQ, tell your neighbors and friends about Reither Construction and the top notch they did for you!

Enjoy the rest of your summer! Swim, camp, hike, bike, relax – whatever floats your boat!

20 Eco Friendly Home Trends

Whether you are remodeling your house or embarking on a campaign to green your life, chances are some of the tips below will be helpful.

Remodeling Contractor
1. Upgrade or replace your inefficient heating system. This could save you a lot of money.
2. Add insulation. In 2010, the government will give you a tax break up to $1,500 for energy efficient home improvements.
3. Replace old windows with energy-efficient ones. This is also eligible for the tax break.
4. Replace your water heater with an on-demand system or a solar water heater.
5. Add a programmable thermostat. This will help you avoid heating or cooling the house when no one is home or everyone is asleep.
6. Install CFL bulbs in all your lights.
7. Put in low-flow shower heads and faucets.
8. Use low-VOC paints and carpeting. This will help maintain healthy indoor air quality.
9. Seal up cracks and holes in the walls to prevent energy leakage. Check for leaks in your air ducts too.
10. See if you can Freecycle or donate unwanted items rather than throwing them away.
11. Use recycled glass materials for tiles, countertops, and floors. Recycled aluminum and paper products are also available for various home uses.
12. Consider bamboo or cork for flooring.
13. Bring in natural light, even if you have to add a skylight.
14. Visit flea markets and yard sales – or check out Freecycle and Craigslist – to find old materials – doors, lamps, etc. that you can re-use in your house.
15. Compost your organic waste.
16. Look for Energy Star rated appliances.
17. Consider installing solar panels. The federal government will give you a tax break – and states and local municipalities often have their own programs.
18. Consider a cool roof: a white one to reflect light or a green one with plants growing on it.
19. Buy drought-tolerant plants, bushes and trees; this will save on watering costs.
20. Build your deck from recycled plastic or composite materials.
